The Market
Boston's economy leans hard on medicine and research. Teaching hospitals, laboratories, biotech and the companies that supply them employ a large share of the metro, and they draw a highly educated, well paid and skeptical audience that reads reviews carefully and checks credentials before booking anything. That audience rewards specificity. A practice that explains its approach, its clinicians and its insurance situation clearly tends to outperform one that leads with adjectives, and thin content is spotted quickly by people who read research for a living.
Layered onto that is the student population, which is unusually large relative to the size of the city and turns over on a fixed schedule. Every September a substantial group of new residents arrives with no dentist, no gym, no barber, no apartment and no local habits, and they choose almost entirely through search and reviews. Every May a comparable group leaves. That produces a demand curve most metros do not have, and businesses that plan inventory, staffing and ad budget around it capture a disproportionate share of the year.
The built environment complicates the trades. Much of the housing is old, dense and historic, with triple deckers, brownstones, tight streets and neighborhoods that carry real permitting and historic review requirements. Work takes longer to approve and costs more to do properly, which means homeowners research contractors more carefully and value demonstrated local experience. Boston is also a town of distinct municipalities: Cambridge, Somerville, Brookline and Newton are separate markets with separate rules, and treating them as one city is a common and expensive mistake.
The Calendar
The academic calendar dominates. Late August and early September bring the largest demand spike of the year across rentals, movers, cleaners, dentists, gyms and restaurants, and the window is short, so campaigns need to be live in July. Winter is severe and long: heating failures, ice dams, roof leaks, frozen pipes and storm damage run from December into March, and a single nor'easter can fill a restoration schedule for weeks. Exterior work is squeezed into a spring to fall window that closes early. May empties part of the city again as students leave.
