Buying new construction happens in stages. First a city and a price band, then a community, then a floor plan, then a lot, and finally options at the design center. Model homes still close deals, but the visit happens late. By the time someone walks into a sales center they have compared elevations, studied plan drawings, checked school boundaries and read reviews written by people who bought two years ago. The website does most of the qualifying, and the sales counselor meets a well informed buyer.

Then the timeline stretches. Contract to close on a to be built home can run most of a year, during which rates move, options are selected, and the buyer talks to friends constantly. A shopper who wants a single story with a first floor primary and a three car garage searches those features, not your community names. How should a builder structure its website for search?

Around three page types. City or region pages for buyers who start from a location, community pages carrying lots, plans, incentives and school information, and individual floor plan pages with specifications and the communities offering them. Add quick move in homes as their own listings with real status. Most builders do the first two and skip plan level pages, which is where a large share of specific, high intent searching actually happens. Keep it all editable by your sales team so inventory stays accurate.

Do new home portals replace the need for our own site?

No. The major new home listing portals bring volume and deserve an accurate feed, but they present you beside every competitor in the market and control the entire experience. Your own community and plan pages are where a buyer decides you are the builder, reads about your process and standard features, and registers for a tour. Use the portals for reach and your own site for conversion, and make certain inventory and pricing match across both.

Should we advertise incentives and rate buydowns?

Yes, and they are usually the strongest message a builder has, but the copy needs care. Any financing offer stating a rate, a payment or a term brings advertising disclosure requirements with it, and a buydown offered through an affiliated lender raises additional considerations.
