Why do my estimates lose to much cheaper bids?

Break the estimate into line items, state coat counts, name the primer and paint products, and explain what happens when prep is skipped: peeling, telegraphing repairs, colour failure in two years. How do I keep a lead warm when there is no urgency?

Accept the timeline instead of fighting it. A homeowner thinking about an exterior repaint in the spring is a real customer in March even if they are quiet in November. Stay in contact with genuinely useful material: colour trends, how weather affects exterior scheduling, when to book to get a preferred slot, care and touch-up advice. Then make the seasonal push at the moment they are most likely to act. Pressure closes very few painting jobs. Presence closes a lot of them.

Is cabinet refinishing worth marketing separately?

Yes. It is searched by name, it carries strong margin, it is far cheaper than a kitchen remodel so it appeals to a wide audience, and the results photograph extremely well. It deserves its own page with its own gallery, an explanation of the process including sanding, spraying and cure times, and a clear comparison against replacing cabinets. Many painting companies bury it in a services list and lose it to specialists who built a page for it.

Should I chase property management and HOA contracts?

If you can staff for schedule reliability, yes, because that revenue is repeatable and it does not depend on discretionary homeowner spending. Those buyers evaluate insurance limits, crew capacity, turnaround time on unit turnovers, and whether you can work around residents.
