A listing alone leaves rentals on the table. The Google Business Profile wins map placement, but the renter almost always taps through to check sizes, prices and access hours before reserving. A facility page showing current unit sizes, rates and photos of the actual property answers those questions without a phone call. It also gives you somewhere to send paid traffic, and somewhere the profile can link that is genuinely about that location rather than the whole company.

How do we compete with the national brands nearby?

On proximity and specifics. The national operators buy heavily on brand terms, but the renter still picks something close with the size they need. An independent facility that publishes real availability, keeps its profile complete, holds more recent reviews than the store down the road and answers the phone during posted hours competes well inside its own radius. We do not guarantee rankings. We concentrate effort where drive time makes you a genuine option.

Should we advertise a first month promotion?

Test it rather than assume it. Promotions raise reservation volume and lower the quality of that volume, because discount driven tenants churn sooner and dispute rate increases more often.
