Almost nothing about New York scales the way marketing playbooks assume. A dentist on the Upper East Side and a dentist in Bay Ridge are not competing, and neither one is competing citywide. That makes proximity the dominant factor in map results and makes a single location page describing all of New York close to useless. Address accuracy, hours, photos and steady review flow carry more weight than they do anywhere else.

Personal injury, dental implants, cosmetic medicine, water damage and emergency plumbing terms here sit at the top end of paid search costs nationally, because the value of one converted customer is high and the bidders are well funded. Buying clicks against firms with far larger budgets is a losing position for most businesses. The realistic play is narrower: specific case types, specific procedures, specific neighborhoods, and a site fast enough to convert the traffic you already pay for rather than leaking it at the form.

There is also a gatekeeper layer that most metros do not have. Co-op and condo boards approve contractors, set insurance requirements, dictate work hours and often keep informal approved lists, so a trade business is frequently marketing to a building manager rather than a homeowner. That changes what needs to exist on the site: certificates of insurance, licensing, references from similar buildings and clear alteration agreement experience. Meanwhile the financial and professional services base creates a completely separate market where credibility, credentials and content depth decide inquiries.

The residential lease cycle drives spring and late summer moving demand, which pulls movers, cleaners, locksmiths and rental inquiries with it. Board approvals and building work slow through summer vacation weeks and around the December holidays, so renovation and trade pipelines need to be filled well in advance. Winter is real: boiler and radiator failures, frozen risers, ice on flat roofs and storm damage cluster from January into March. January brings the fitness and health reset, and the fourth quarter belongs to retail and hospitality. Paid budgets should follow those swings rather than run flat.

Not realistically, and chasing it wastes money. Map results are driven heavily by the distance between the searcher and your address, so one location in Midtown will not surface for someone searching in Astoria. The productive approach is to dominate the radius you genuinely serve, then extend with content that targets nearby neighborhoods where you already take work, and use paid media where you want reach beyond your natural radius. Businesses with multiple locations get a separate profile and page for each, which is where multi location work earns its keep.

Paid search here is extremely expensive. Is it still worth running?

Sometimes, but rarely on broad terms. In categories like injury law, implants or emergency water damage, the top of the auction is funded by advertisers who can absorb a high cost per acquisition. The version that tends to work is narrow: specific services, specific neighborhoods, tight negative keyword lists, call tracking and landing pages built to convert rather than to look nice. If the numbers do not support it after a fair test, we will tell you to move that budget into organic and reviews instead.

Our work depends on co-op and condo boards. Does marketing help with that?

Yes, though it looks different. Boards and managing agents do research you before approving work, and what they look for is insurance, licensing, alteration agreement experience and evidence you have worked in similar buildings without incident. That means the site needs a credentials page, clear documentation and case detail written for a building manager rather than a homeowner. Reviews still matter, and so does showing up when someone searches your company name after a referral. That name search is often the real first impression.
